Davne 2007. godine u travnju je tadašnji predsjednik Vlade Ivo Sanader uručio ključeve 384 stana izgrađena u sklopu Programa društveno poticane stanogradnje (POS) na Brodarici. Veliki je to dan bio za stanare spomenutih stanova na Brodarici jer su napokon došli do vlastitog krova nad glavom i riješili se podstanarskih muka, a pritom su se skućili na atraktivnoj lokaciji u širem centru Splita.

Brodarica je bila prva POS-ova zgrada u Splitu, a kvadrat stana vlasnike je koštao oko 907 eura. No, ubrzo su se pojavile informacije da su neki iskoristili dobru priliku. 

– U isto vrijeme kada je useljena Brodarica tražila sam stan u tom dijelu grada. I našla sam ga samo par zgrada dalje, a cijena po kvadratu je bila dvije tisuće eura. Bila je to tada dobra cijena, ali ono što me razbjesnilo je kada sam doznala da je POS-ov stan dobio čovjek koji u njemu nije nikad prespavao. On doslovno niti jednu noć nije proveo u tom stanu, a cijela poanta priče oko POS-ovih stanova je bila da obitelji dobiju svoju prvu nekretninu i dom. On je mrtav hladan samo opremio stan i odmah ga počeo iznajmljivati. Znači, platio ga je duplo manje od mene i onda je još na njemu zarađivao – prisjeća se kolegica.

Priče o rentanju POS-ovih stana su očekivano izazvale bijes kod onih koji su bili ispod crte, ali i svih ostalih s obzirom na to da je riječ o subvencioniranim stanovima koje smo platili svi mi. O problemu najma POS-ovih stanova pisalo se i posljednjih godina. Jedan kraći period vlasnici POS-ovih stanova imali su zabranu prodaje, ali to više nije slučaj. 

Nedavno je na jednoj Facebook stranici za prodaju splitskih stanova osvanuo oglas za prodaju stan na Brodarici, koji je promptno izazvao lavinu bijesnih komentara. Riječ je o trosobnom stanu s dva kupatila i lođom, a tražena cijena je 349 tisuća eura.

Građani u nekim komentarima nisu bili oduševljeni činjenicom da je riječ o popriličnoj zaradi kada se uzme u obzir da su vlasnici kod izgradnje plaćali kvadrat oko 900 eura. 

"Kvadrat je za njih bija manji od tisuću eura za metar četvorni Ostatak smo im platili mi – porezni obveznici."

"Dobiješ stan za 900 eura po kvadratu, pa ga prodaš za najmanje 4000€/m2. I tata bi, sine..."

"Znači neko se prikaže kao sirotinja, uzme subvenciju, plati nešto po 900 eura, a prodaje po 2000 eura. Eto to je ono na što sam mislio kad sam rekao dno dna", napisao je netko.

I pritom puno pogriješio. Ako pretpostavimo da oglašeni trosobni stan na Brodarici ima nekih 80 kvadrata, a prodaje se za 349 tisuća eura, ispada da vlasnica za kvadrat traži gotovo 4500 eura po kvadratu, što je zadnjih mjeseci već standarda cijena za ovakve splitske stanove.

Pravo da proda vlastitu nekretninu nitko joj ne može osporiti, životne okolnosti se mijenjaju i sve je to legalno. Međutim, oni koji su bili prisiljeni stenjati u dužničkom ropstvu kako bi kupili stan ili plaćati po 700 eura za podstanarstvo, ovo nikako ne mogu probaviti.

Sustav POS-ovih stanova je bila dobra ideja u startu, ali se, poput mnogih stvari, izvitoperila u praksi. Kad im je već država dala tako izdašne stipendije, mogli su barem neke mehanizme ograničenja raspolaganja takvim nekretninama ugraditi, a ne dozvoliti da se preprodaju po višestruko većim ciframa nego su plaćeni i to zahvaljujući javnom novcu.

Davne 2007. godine u travnju je tadašnji predsjednik Vlade Ivo Sanader uručio ključeve 384 stana izgrađena u sklopu Programa društveno poticane stanogradnje (POS) na Brodarici. Veliki je to dan bio za stanare spomenutih stanova na Brodarici jer su napokon došli do vlastitog krova nad glavom i riješili se podstanarskih muka, a pritom su se skućili na atraktivnoj lokaciji u širem centru Splita.

Brodarica je bila prva POS-ova zgrada u Splitu, a kvadrat stana vlasnike je koštao oko 907 eura. No, ubrzo su se pojavile informacije da su neki iskoristili dobru priliku. 

– U isto vrijeme kada je useljena Brodarica tražila sam stan u tom dijelu grada. I našla sam ga samo par zgrada dalje, a cijena po kvadratu je bila dvije tisuće eura. Bila je to tada dobra cijena, ali ono što me razbjesnilo je kada sam doznala da je POS-ov stan dobio čovjek koji u njemu nije nikad prespavao. On doslovno niti jednu noć nije proveo u tom stanu, a cijela poanta priče oko POS-ovih stanova je bila da obitelji dobiju svoju prvu nekretninu i dom. On je mrtav hladan samo opremio stan i odmah ga počeo iznajmljivati. Znači, platio ga je duplo manje od mene i onda je još na njemu zarađivao – prisjeća se kolegica.

Priče o rentanju POS-ovih stana su očekivano izazvale bijes kod onih koji su bili ispod crte, ali i svih ostalih s obzirom na to da je riječ o subvencioniranim stanovima koje smo platili svi mi. O problemu najma POS-ovih stanova pisalo se i posljednjih godina. Jedan kraći period vlasnici POS-ovih stanova imali su zabranu prodaje, ali to više nije slučaj. 

Nedavno je na jednoj Facebook stranici za prodaju splitskih stanova osvanuo oglas za prodaju stan na Brodarici, koji je promptno izazvao lavinu bijesnih komentara. Riječ je o trosobnom stanu s dva kupatila i lođom, a tražena cijena je 349 tisuća eura.

Građani u nekim komentarima nisu bili oduševljeni činjenicom da je riječ o popriličnoj zaradi kada se uzme u obzir da su vlasnici kod izgradnje plaćali kvadrat oko 900 eura. 

"Kvadrat je za njih bija manji od tisuću eura za metar četvorni Ostatak smo im platili mi – porezni obveznici."

"Dobiješ stan za 900 eura po kvadratu, pa ga prodaš za najmanje 4000€/m2. I tata bi, sine..."

"Znači neko se prikaže kao sirotinja, uzme subvenciju, plati nešto po 900 eura, a prodaje po 2000 eura. Eto to je ono na što sam mislio kad sam rekao dno dna", napisao je netko.

I pritom puno pogriješio. Ako pretpostavimo da oglašeni trosobni stan na Brodarici ima nekih 80 kvadrata, a prodaje se za 349 tisuća eura, ispada da vlasnica za kvadrat traži gotovo 4500 eura po kvadratu, što je zadnjih mjeseci već standarda cijena za ovakve splitske stanove.

Pravo da proda vlastitu nekretninu nitko joj ne može osporiti, životne okolnosti se mijenjaju i sve je to legalno. Međutim, oni koji su bili prisiljeni stenjati u dužničkom ropstvu kako bi kupili stan ili plaćati po 700 eura za podstanarstvo, ovo nikako ne mogu probaviti.

Sustav POS-ovih stanova je bila dobra ideja u startu, ali se, poput mnogih stvari, izvitoperila u praksi. Kad im je već država dala tako izdašne stipendije, mogli su barem neke mehanizme ograničenja raspolaganja takvim nekretninama ugraditi, a ne dozvoliti da se preprodaju po višestruko većim ciframa nego su plaćeni i to zahvaljujući javnom novcu.
