U odnosu na isti period prošle godine očigledan je pad cijena stambenih nekretnina, no Europska centralna banka izvijestila je kako se bilježi rekordan rast cijena zakupa, prenosi Poslovni.

Cijene stambenih nekretnina u eurozoni pale su za 1,7 posto u drugom kvartalu 2023. u odnosu na isti period prošle godine, a u padu je i potražnja za stambenim kreditima, dok se u rujnu bilježi rekordan rast cijena zakupa, i to za 2,7 posto međugodišnje, objavila je Europska centralna banka (ECB) u okviru Izvještaja o financijskoj stabilnosti (Financial Stability Review) za studeni.

Ključni razlozi za hlađenje tržišta nekretnina u eurozoni leži u učincima zaoštravanja monetarne politike, pooštravanju kreditnih politika poslovnih banaka, kao i smanjenom potražnjom među domaćinstvima, stoji u analizi ECB, koja upozorava na negativna kretanja i na tržištu komercijalnih nekretnina.

Iako je dinamika cijena stambenih nekretnina u eurozoni tek nedavno postala negativna, cijene kvadrata su počele opadati u nekim zemljama još u drugoj polovici prošle godine, podsjeća se u istraživanju, uz napomenu da je tempo pada cijena stambenih nekretnina usporen posljednjih mjeseci.

Cijene stanova će pasti 20 posto?

"Više kamatne stope na stambene kredite vjerojatno će dovesti do daljeg pritiska na smanjenje cijena kuća, jer one umanjuju potražnju za novim hipotekarnim pozajmicama. Kapacitet za servisiranje duga domaćinstava koja otplaćuju stambene kredite mogao bi se umanjiti upozorava ECB", prenosi Biznis.rs.

S druge strane, cijene zakupa u eurozoni rastu rekordnom brzinom, pa su tako u rujnu 2023. godine porasle 2,7 posto na godišnjem nivou.

Globalna statistička platforma Statista poziva se na podatke portala Housing Anywhere International i ukazuje da je u Lisabonu i Portu zabilježeno povećanje troškova iznajmljivanja stana od 25 posto u periodu od travnja do lipnja 2023. u usporedbi s istim tromjesečjem prošle godine.

"To je alarmantna stopa, posebno imajući u vidu da lokalne plaće (koje su već niske u usporedbi s većim dijelom ostatka Europe) ne rastu ni približno istim tempom", ocjenjuju analitičari Statiste.

U istom periodu, u glavnom gradu Mađarske – Budimpešti, prosječna stanarina skočila je za nevjerojatnih 43 posto na godišnjem nivou, te sada iznosi 1.100 eura.

U međuvremenu, kako je objavila Statista, u Firenci i Torinu, koji su povijesno imali puno niže cijene za iznajmljivanje smještaja nego drugi dijelovi Italije, stanarine su porasle za 21, odnosno 12,5 posto.

Analiza Statiste skreće pažnju na to da iza takvog trenda stoji dugogodišnji manjak stanova u ponudi, što drastično povećava troškove iznajmljivanja, ali i trend preseljenja kvalificiranih radnika u inozemstvo, odnosno EU, što dovodi do rasta stanarine. Europski rekorderi, pored Budimpešte, Lisabona i Porta, su i nizozemski Haag – gdje su cijene iznajmljivanja stanova porasle 27,8 posto i Utrecht ga je stanarina za 25,8 prosto viša.

U odnosu na isti period prošle godine očigledan je pad cijena stambenih nekretnina, no Europska centralna banka izvijestila je kako se bilježi rekordan rast cijena zakupa, prenosi Poslovni.

Cijene stambenih nekretnina u eurozoni pale su za 1,7 posto u drugom kvartalu 2023. u odnosu na isti period prošle godine, a u padu je i potražnja za stambenim kreditima, dok se u rujnu bilježi rekordan rast cijena zakupa, i to za 2,7 posto međugodišnje, objavila je Europska centralna banka (ECB) u okviru Izvještaja o financijskoj stabilnosti (Financial Stability Review) za studeni.

Ključni razlozi za hlađenje tržišta nekretnina u eurozoni leži u učincima zaoštravanja monetarne politike, pooštravanju kreditnih politika poslovnih banaka, kao i smanjenom potražnjom među domaćinstvima, stoji u analizi ECB, koja upozorava na negativna kretanja i na tržištu komercijalnih nekretnina.

Iako je dinamika cijena stambenih nekretnina u eurozoni tek nedavno postala negativna, cijene kvadrata su počele opadati u nekim zemljama još u drugoj polovici prošle godine, podsjeća se u istraživanju, uz napomenu da je tempo pada cijena stambenih nekretnina usporen posljednjih mjeseci.

Cijene stanova će pasti 20 posto?

"Više kamatne stope na stambene kredite vjerojatno će dovesti do daljeg pritiska na smanjenje cijena kuća, jer one umanjuju potražnju za novim hipotekarnim pozajmicama. Kapacitet za servisiranje duga domaćinstava koja otplaćuju stambene kredite mogao bi se umanjiti upozorava ECB", prenosi Biznis.rs.

S druge strane, cijene zakupa u eurozoni rastu rekordnom brzinom, pa su tako u rujnu 2023. godine porasle 2,7 posto na godišnjem nivou.

Globalna statistička platforma Statista poziva se na podatke portala Housing Anywhere International i ukazuje da je u Lisabonu i Portu zabilježeno povećanje troškova iznajmljivanja stana od 25 posto u periodu od travnja do lipnja 2023. u usporedbi s istim tromjesečjem prošle godine.

U istom periodu, u glavnom gradu Mađarske – Budimpešti, prosječna stanarina skočila je za nevjerojatnih 43 posto na godišnjem nivou, te sada iznosi 1.100 eura.

U međuvremenu, kako je objavila Statista, u Firenci i Torinu, koji su povijesno imali puno niže cijene za iznajmljivanje smještaja nego drugi dijelovi Italije, stanarine su porasle za 21, odnosno 12,5 posto.

Analiza Statiste skreće pažnju na to da iza takvog trenda stoji dugogodišnji manjak stanova u ponudi, što drastično povećava troškove iznajmljivanja, ali i trend preseljenja kvalificiranih radnika u inozemstvo, odnosno EU, što dovodi do rasta stanarine. Europski rekorderi, pored Budimpešte, Lisabona i Porta, su i nizozemski Haag – gdje su cijene iznajmljivanja stanova porasle 27,8 posto i Utrecht ga je stanarina za 25,8 prosto viša.

U odnosu na isti period prošle godine očigledan je pad cijena stambenih nekretnina, no Europska centralna banka izvijestila je kako se bilježi rekordan rast cijena zakupa, prenosi Poslovni.

Cijene stambenih nekretnina u eurozoni pale su za 1,7 posto u drugom kvartalu 2023. u odnosu na isti period prošle godine, a u padu je i potražnja za stambenim kreditima, dok se u rujnu bilježi rekordan rast cijena zakupa, i to za 2,7 posto međugodišnje, objavila je Europska centralna banka (ECB) u okviru Izvještaja o financijskoj stabilnosti (Financial Stability Review) za studeni.

Ključni razlozi za hlađenje tržišta nekretnina u eurozoni leži u učincima zaoštravanja monetarne politike, pooštravanju kreditnih politika poslovnih banaka, kao i smanjenom potražnjom među domaćinstvima, stoji u analizi ECB, koja upozorava na negativna kretanja i na tržištu komercijalnih nekretnina.

Iako je dinamika cijena stambenih nekretnina u eurozoni tek nedavno postala negativna, cijene kvadrata su počele opadati u nekim zemljama još u drugoj polovici prošle godine, podsjeća se u istraživanju, uz napomenu da je tempo pada cijena stambenih nekretnina usporen posljednjih mjeseci.

Cijene stanova će pasti 20 posto?

"Više kamatne stope na stambene kredite vjerojatno će dovesti do daljeg pritiska na smanjenje cijena kuća, jer one umanjuju potražnju za novim hipotekarnim pozajmicama. Kapacitet za servisiranje duga domaćinstava koja otplaćuju stambene kredite mogao bi se umanjiti upozorava ECB", prenosi Biznis.rs.

S druge strane, cijene zakupa u eurozoni rastu rekordnom brzinom, pa su tako u rujnu 2023. godine porasle 2,7 posto na godišnjem nivou.

Globalna statistička platforma Statista poziva se na podatke portala Housing Anywhere International i ukazuje da je u Lisabonu i Portu zabilježeno povećanje troškova iznajmljivanja stana od 25 posto u periodu od travnja do lipnja 2023. u usporedbi s istim tromjesečjem prošle godine.
