Promet nekretninama lani je iznosio 60 milijardi kuna - 20 milijardi više nego godinu prije. Broj kupoprodaja također je bio veći za 30 posto. Najveću cijenu po četvornom metru ostvarili su prodavači u Dubrovniku, Rovinju, Splitu, Opatiji i Zagrebu. Posebno je zanimljivo da je gotovo polovina nekretnina kupljena gotovinom. 

 

Istraživanje koje su proveli Ministarstvo prostornog uređenja i zagrebački Ekonomski institut pokazalo je šokantne razlike u cijenama nekretnina. Primjerice, za luksuznu kuću u Dubrovniku moglo bi se kupiti čak 130 kuća u podravskim ili prigorskim selima. No, unatoč svemu, potražnja za atraktivnim kućama i stanovima, gdje god da se nalaze, i dalje je velika.

- Ono što je indikativno je da je visoko koncentracija kupoprodaje u Gradu Zagrebu i u obalnim županijama dok ostatak zemlje ne bilježi rast niti veliku koncentraciju kupoprodaje. Možemo zaključiti da je to najviše povezano i s ulaskom Hrvatske u Europsku uniju i s tom generiranom potražnjom koja je vezana uz turizam unatoč krizi, kazala je Ivana Rašić iz Ekonomskog instituta.

Zagreb je s oko 13 posto imao brži rast cijena i od Amsterdama. Poznavatelji tržišta kažu da je razlog niža ponuda novih stanova od potražnje, središte grada još nije toliko poželjno zbog potresa pa raste pritisak na novija naselja, stanovi se ne kupuju samo za stanovanje nego i kao investicija, da bi se sačuvala vrijednost kapitala, a svoje su učinili i državni poticaji, objavio je HRT.

 

- Mi smo u zadnjih mjesec dana preuzeli par novogradnji i bilježimo veliki interes za njih. Cijena tih novogradnji je 20 posto viša u odnosu na prošlu godinu. Cijene u prigradskim naseljima za novogradnju su oko 2 tisuće eura po kvadratu dok u najtraženijim kvartovima dostižu i 5 tisuća eura, zaključio je Luka Prica, agent za nekretnine. 

 

- Mi sada imamo zabilježen rast ne samo cijena nego i prometa nekretnina. U 2021. godini smo imali rast za 30 posto, u odnosu na prethodnu, u prometu nekretnina. Kada se to pogleda u nekakvim vrijednostima godišnji promet nekretnina u našoj državi iznosi preko 60 milijardi kuna, rekao je Željko Uhlir, državni tajnik u Ministarstvu graditeljstva. 

Sve više stranaca kupuje nekretnine u Hrvatskoj pa i to utječe na cijene. Stoga mlade obitelji sve češće razmišljaju o preseljenju u manja mjesta ili gradsku periferiju.

- Mladi ljudi koji vide da nemaju opciju kupiti nešto u gradu jer su nekretnine dosta stare i treba jako puno ulagati, odlučuju da idu malo van grada pogotovo oni koji se bave nekom poljoprivredom i za recimo 70 do 80 tisuća eura se da naći solidna kuća, iznosi Maja Nuttall, agentica za nekretnine.

Građevinari se žale da ovakav skok cijena materijala ne pamte desetljećima. Metali, plastika, drvo vrtoglavo su poskupjeli, od 50 do čak 200 posto. Rizici su preveliki, jamstava nema pa je tvrtkama isplativije plaćati penale zbog otkazanih poslova nego gomilati gubitke.

-Povećanja samih ulaznih troškova, dobave materijala i dobavljački lanci koji su vrlo nepouzdani i poremećeni utječu i na povećanje samih cijena. Ako tome pridodamo inflaciju kao i nedostatak radne snage zaista se susrećemo s jednim stvarno izazovnim razdobljem, rekla je Sanja Kušan, voditeljica marketinga u građevinskoj tvrtki, objavio je HRT.

Promet nekretninama lani je iznosio 60 milijardi kuna - 20 milijardi više nego godinu prije. Broj kupoprodaja također je bio veći za 30 posto. Najveću cijenu po četvornom metru ostvarili su prodavači u Dubrovniku, Rovinju, Splitu, Opatiji i Zagrebu. Posebno je zanimljivo da je gotovo polovina nekretnina kupljena gotovinom. 

 

Istraživanje koje su proveli Ministarstvo prostornog uređenja i zagrebački Ekonomski institut pokazalo je šokantne razlike u cijenama nekretnina. Primjerice, za luksuznu kuću u Dubrovniku moglo bi se kupiti čak 130 kuća u podravskim ili prigorskim selima. No, unatoč svemu, potražnja za atraktivnim kućama i stanovima, gdje god da se nalaze, i dalje je velika.

- Ono što je indikativno je da je visoko koncentracija kupoprodaje u Gradu Zagrebu i u obalnim županijama dok ostatak zemlje ne bilježi rast niti veliku koncentraciju kupoprodaje. Možemo zaključiti da je to najviše povezano i s ulaskom Hrvatske u Europsku uniju i s tom generiranom potražnjom koja je vezana uz turizam unatoč krizi, kazala je Ivana Rašić iz Ekonomskog instituta.

Zagreb je s oko 13 posto imao brži rast cijena i od Amsterdama. Poznavatelji tržišta kažu da je razlog niža ponuda novih stanova od potražnje, središte grada još nije toliko poželjno zbog potresa pa raste pritisak na novija naselja, stanovi se ne kupuju samo za stanovanje nego i kao investicija, da bi se sačuvala vrijednost kapitala, a svoje su učinili i državni poticaji, objavio je HRT.

 

- Mi smo u zadnjih mjesec dana preuzeli par novogradnji i bilježimo veliki interes za njih. Cijena tih novogradnji je 20 posto viša u odnosu na prošlu godinu. Cijene u prigradskim naseljima za novogradnju su oko 2 tisuće eura po kvadratu dok u najtraženijim kvartovima dostižu i 5 tisuća eura, zaključio je Luka Prica, agent za nekretnine. 

 

- Mi sada imamo zabilježen rast ne samo cijena nego i prometa nekretnina. U 2021. godini smo imali rast za 30 posto, u odnosu na prethodnu, u prometu nekretnina. Kada se to pogleda u nekakvim vrijednostima godišnji promet nekretnina u našoj državi iznosi preko 60 milijardi kuna, rekao je Željko Uhlir, državni tajnik u Ministarstvu graditeljstva. 

Sve više stranaca kupuje nekretnine u Hrvatskoj pa i to utječe na cijene. Stoga mlade obitelji sve češće razmišljaju o preseljenju u manja mjesta ili gradsku periferiju.

- Mladi ljudi koji vide da nemaju opciju kupiti nešto u gradu jer su nekretnine dosta stare i treba jako puno ulagati, odlučuju da idu malo van grada pogotovo oni koji se bave nekom poljoprivredom i za recimo 70 do 80 tisuća eura se da naći solidna kuća, iznosi Maja Nuttall, agentica za nekretnine.

Građevinari se žale da ovakav skok cijena materijala ne pamte desetljećima. Metali, plastika, drvo vrtoglavo su poskupjeli, od 50 do čak 200 posto. Rizici su preveliki, jamstava nema pa je tvrtkama isplativije plaćati penale zbog otkazanih poslova nego gomilati gubitke.

-Povećanja samih ulaznih troškova, dobave materijala i dobavljački lanci koji su vrlo nepouzdani i poremećeni utječu i na povećanje samih cijena. Ako tome pridodamo inflaciju kao i nedostatak radne snage zaista se susrećemo s jednim stvarno izazovnim razdobljem, rekla je Sanja Kušan, voditeljica marketinga u građevinskoj tvrtki, objavio je HRT.
