Pronaći stan za najam u Zagrebu po razumnoj cijeni koja ne iznosi barem polovicu prosječne zagrebačke plaće - a ona je 1335 eura - k tomu još i pristojno opremljen, postala je gotovo nemoguća misija. Usporedo s rastom kupoprodajnih cijena proteklih godina, rasle su i cijene najma stanova, piše N1.

“Iza Nove godine moja sestra dolazi iz Slavonije u Zagreb na jedan projekt u trajanju od dva, možda tri mjeseca. Iznenada joj je to iskrsnulo pa otkako je saznala već dva tjedna zove brojeve iz oglasa i pokušava naći garsonijeru ili manji stan u širem centru grada. Ali uzalud, sve što se nudi preskupo je, 450 eura najmanje, a to je skoro pola njezine plaće od koje inače otplaćuje i kredit. A kad ovdje i nađe neki stan, treba platiti još i režije, hranu… Mislila je da će pronaći nešto za 250, najviše 300 eura, ali ispala je naivna. Ponudio sam joj da bude kod mene no živim izvan grada što joj zbog rasporeda obaveza nikako ne odgovara”, ispričao nam je jedan čitatelj želeći upozoriti na problem koji iz godine u godinu biva sve veći – najam stanova u Zagrebu je preskup.

Potražnja velika, ponuda slaba, a cijene…

U najvećem domaćem online oglasniku, Njuškalu, u cijeloj je Hrvatskoj u ponudi oko 8.200 stanova za najam, od čega više od 3200 u Zagrebu. Ne čudi to – najveći je grad, a time je i najviše studenata iz drugih krajeva, poslovnih ljudi izvana i stranih radnika. Puno je i turista zbog kojih je dio stanova u kratkročnom (dnevnom) najmu, a mnogo je i samaca te obitelji koje si ne mogu priuštiti kupovinu stana pa su prisiljeni na podstanarstvo. Potražnja je velika, a problem je očigledno u cijenama.

Kratki pregled oglasa pokazuje kako u cijelom Zagrebu, čak i u rubnim dijelovima grada, gotovo da nema garsonijere ili manjeg stana čiji bi najam bio jeftiniji od 350 eura mjesečno. Uočili smo tek nekoliko, primjerice stan od 60 kvadrata u Donjem Čučerju za 300 eura mjesečno i garsonijeru u Dubravi od 30 kvadrata za 350 eura.

“Cijene najma prate one kupoprodajne”

Na pitanje kolika je trenutačna prosječna cijena najma stana u Zagrebu, Boro Vujović, vlasnik agencije za promet nekretninama Opereta, uz duboki uzdah kaže nam je da je to “jako teško reći”.

“Morate uzeti u obzir puno toga: lokaciju, opremljenost, površinu stana… Ali rekao bih da je nemoguća misija naći išta ispod 350 eura. Teško je naći malo bolje uređeni stan ispod 500 eura”, kaže.

U širem središtu grada (gdje sestra našeg čitatelja pokušava unajmiti manji stan na dva-tri mjeseca) cijene najma stanova površine od 50 do 70 kvadrata su oko 700 eura naviše, a u Dubravi i Novom Zagrebu nešto niže. U ponudi ima i luksuzno opremljenih velikih stanova i penthousea, od 150 kvadrata i većih, kojima je minimalna cijena najma 1500 eura, a najčešće oko 2000 eura.

“Što se tiče najma stanova u Zagrebu, stanje je vrlo slično stanju kupoprodajnih cijena. I jedne i druge su rasle proteklih godina uslijed sveprisutne inflacije”, objašnjava Vujović.

Cijene prate inflaciju

“Ako platite određeni iznos za kupovinu stana, tada očekujete da vam se neki postotak uloženog vrati. Srazmjerno tomu, ako je stan koji ste kupili da bi ga iznajmljivali skuplji, automatski je i cijena njegova najma veća. Realno, cijene su veće nego što su bile prethodnih godina. Djelomično je tomu uzrok to što su ljudi izbjegli zbog rata iz Ukrajine zauzeli dio stambenog fonda. Malo njih je ovdje kupilo stan, većina ih je unajmila. S druge strane, cijene su pratile inflaciju i trendove na tržištu”, objasnio je Vujović.

Potražnja za stanovima za najam uvijek je najveća početkom akademske godine, u rujnu i listopadu pa i studenome, kada u grad stižu studenti iz drugih krajeva. S druge strane, zatišje na tržištu najma stanova nastupa krajem akademske godine, u lipnju i srpnju.

Vujovića smo pitali utječe li na ponudu i broj stanova za dnevni najam koji je značajno narastao prije pandemije covida.

“Nakon covida i potresa velik broj stanova koji su bili u kratkoročnom najmu vraćen je na tržite dugoročnog najma. Dio stanova je svakako izvan tržišta jer su u tom kratkoročnom najmu, ali to nije imalo nekog većeg utjecaja na rast cijena najma koji se dogodio unatrag dvije godine”, kazao je.

Ali uzalud, sve što se nudi preskupo je, 450 eura najmanje, a to je skoro pola njezine plaće od koje inače otplaćuje i kredit. A kad ovdje i nađe neki stan, treba platiti još i režije, hranu… Mislila je da će pronaći nešto za 250, najviše 300 eura, ali ispala je naivna. Ponudio sam joj da bude kod mene no živim izvan grada što joj zbog rasporeda obaveza nikako ne odgovara”, ispričao nam je jedan čitatelj želeći upozoriti na problem koji iz godine u godinu biva sve veći – najam stanova u Zagrebu je preskup.

Potražnja velika, ponuda slaba, a cijene…

U najvećem domaćem online oglasniku, Njuškalu, u cijeloj je Hrvatskoj u ponudi oko 8.200 stanova za najam, od čega više od 3200 u Zagrebu. Ne čudi to – najveći je grad, a time je i najviše studenata iz drugih krajeva, poslovnih ljudi izvana i stranih radnika. Puno je i turista zbog kojih je dio stanova u kratkročnom (dnevnom) najmu, a mnogo je i samaca te obitelji koje si ne mogu priuštiti kupovinu stana pa su prisiljeni na podstanarstvo. Potražnja je velika, a problem je očigledno u cijenama.

Kratki pregled oglasa pokazuje kako u cijelom Zagrebu, čak i u rubnim dijelovima grada, gotovo da nema garsonijere ili manjeg stana čiji bi najam bio jeftiniji od 350 eura mjesečno. Uočili smo tek nekoliko, primjerice stan od 60 kvadrata u Donjem Čučerju za 300 eura mjesečno i garsonijeru u Dubravi od 30 kvadrata za 350 eura.

“Cijene najma prate one kupoprodajne”

Na pitanje kolika je trenutačna prosječna cijena najma stana u Zagrebu, Boro Vujović, vlasnik agencije za promet nekretninama Opereta, uz duboki uzdah kaže nam je da je to “jako teško reći”.

“Morate uzeti u obzir puno toga: lokaciju, opremljenost, površinu stana… Ali rekao bih da je nemoguća misija naći išta ispod 350 eura. Teško je naći malo bolje uređeni stan ispod 500 eura”, kaže.

U širem središtu grada (gdje sestra našeg čitatelja pokušava unajmiti manji stan na dva-tri mjeseca) cijene najma stanova površine od 50 do 70 kvadrata su oko 700 eura naviše, a u Dubravi i Novom Zagrebu nešto niže. U ponudi ima i luksuzno opremljenih velikih stanova i penthousea, od 150 kvadrata i većih, kojima je minimalna cijena najma 1500 eura, a najčešće oko 2000 eura.

“Što se tiče najma stanova u Zagrebu, stanje je vrlo slično stanju kupoprodajnih cijena. I jedne i druge su rasle proteklih godina uslijed sveprisutne inflacije”, objašnjava Vujović.

Cijene prate inflaciju

“Ako platite određeni iznos za kupovinu stana, tada očekujete da vam se neki postotak uloženog vrati. Srazmjerno tomu, ako je stan koji ste kupili da bi ga iznajmljivali skuplji, automatski je i cijena njegova najma veća. Realno, cijene su veće nego što su bile prethodnih godina. Djelomično je tomu uzrok to što su ljudi izbjegli zbog rata iz Ukrajine zauzeli dio stambenog fonda. Malo njih je ovdje kupilo stan, većina ih je unajmila. S druge strane, cijene su pratile inflaciju i trendove na tržištu”, objasnio je Vujović.

Potražnja za stanovima za najam uvijek je najveća početkom akademske godine, u rujnu i listopadu pa i studenome, kada u grad stižu studenti iz drugih krajeva. S druge strane, zatišje na tržištu najma stanova nastupa krajem akademske godine, u lipnju i srpnju.

Vujovića smo pitali utječe li na ponudu i broj stanova za dnevni najam koji je značajno narastao prije pandemije covida.

“Nakon covida i potresa velik broj stanova koji su bili u kratkoročnom najmu vraćen je na tržite dugoročnog najma. Dio stanova je svakako izvan tržišta jer su u tom kratkoročnom najmu, ali to nije imalo nekog većeg utjecaja na rast cijena najma koji se dogodio unatrag dvije godine”, kazao je.

Pronaći stan za najam u Zagrebu po razumnoj cijeni koja ne iznosi barem polovicu prosječne zagrebačke plaće - a ona je 1335 eura - k tomu još i pristojno opremljen, postala je gotovo nemoguća misija. Usporedo s rastom kupoprodajnih cijena proteklih godina, rasle su i cijene najma stanova, piše N1.

“Iza Nove godine moja sestra dolazi iz Slavonije u Zagreb na jedan projekt u trajanju od dva, možda tri mjeseca. Iznenada joj je to iskrsnulo pa otkako je saznala već dva tjedna zove brojeve iz oglasa i pokušava naći garsonijeru ili manji stan u širem centru grada.
