Agencija za pravni promet i posredovanje nekretninama (APN) objavila je u srijedu hodogram za novi krug prijava za subvencionirane stambene kredite, po kojem je objava javnog poziva za dostavu ponuda banaka planirana za sredinu veljače, dok bi APN zahtjeve građana trebao zaprimati od 20. ožujka.
Kako je navedeno u objavi na internetskoj stranici APN-a, javni poziv za dostavu ponuda zainteresiranih kreditnih institucija vezanih uz visinu kamatnih stopa, što je ujedno i prvi korak prema raspisu novog javnog poziva za građane, trebao bi biti objavljen 15. veljače.
Po objavi tog javnog poziva teče rok od osam dana unutar kojih banke trebaju dostaviti svoju ponudu.
Istekom tog roka, kreće obrada pristiglih ponuda te naposljetku sklapanje ugovora o poslovnoj suradnji s odabranim kreditnim institucijama, a 3. ožujka bi na mrežnim stranicama Ministarstva prostornog uređenja, graditeljstva i državne imovine i APN-a trebao biti i objavljen popis odabranih banaka.
Predviđeno je da će 8. ožujka biti objavljen oglas za subvencioniranje stambenih kredita u Narodnim novinama, a od tada će i građani moći bankama podnositi svoje zahtjeve za kredite.
U objavljenom hodogramu 20. ožujka je naveden kao datum kada će banke u ime svojih klijenata početi s predajom zahtjeva za subvencije APN-u.
Za ovu godinu će se izdvojiti oko 70 milijuna kuna
Javni poziv za građane biti će otvoren oko mjesec dana, odnosno do utroška osiguranih državnih sredstava, a procjenjuje se da će za ovu godinu biti potrebno izdvojiti oko 9,3 milijuna eura ili 70 milijuna kuna, što odgovara broju od oko 5.800 zahtjeva.
Iz APN-a su podsjetili da mjeru mogu koristiti svi građani Republike Hrvatske koji su mlađi od 45 godina i koji u svom vlasništvu nemaju stan ili kuću, a ispunjavaju uvjete banke za dobivanje stambenog kredita.
Subvencioniranje kredita odobrava se za kupnju stana ili kuće, odnosno gradnju kuće do najviše 1.500 eura po metru kvadratnom odnosno do najvišeg iznosa kredita od 100 tisuća eura u kunskoj protuvrijednosti, pri čemu rok otplate kredita ne smije biti kraći od 15 godina.
Subvencija države dodjeljuje se za prvih pet godina otplate kredita, uz mogućnost produženja od dvije godine za svako živorođeno, odnosno usvojeno dijete u razdoblju subvencioniranja kredita.
Produženje subvencija za dodatnu godinu po svakom djetetu omogućeno je i za obitelji koje već imaju djecu u trenutku podnošenja zahtjeva, kao i u slučaju da je podnositelj zahtjeva ili član njegova obiteljskog domaćinstva utvrđenog invaliditeta većeg od 50 posto tjelesnog oštećenja.
Visina subvencije ovisi o indeksu razvijenosti mjesta na kojem se nekretnina kupuje, odnosno gradi, te se kreće od 30 do 51 posto iznosa rate kredita.
APN je od 2017. proveo već sedam natječaja za stambene subvencije, pri čemu je dosad odobreno gotovo 27.700 subvencija.
Inače, Zakonom o subvencioniranju stambenih kredita utvrđen je rok do 31. prosinca 2023. godine u kojem APN može objavljivati javne pozive za subvencije, a hoće li doći do novih izmjena zakona i hoće li se mjera subvencioniranja nastaviti i u idućim godinama, još nije poznato.

Agencija za pravni promet i posredovanje nekretninama (APN) objavila je u srijedu hodogram za novi krug prijava za subvencionirane stambene kredite, po kojem je objava javnog poziva za dostavu ponuda banaka planirana za sredinu veljače, dok bi APN zahtjeve građana trebao zaprimati od 20. ožujka.
Kako je navedeno u objavi na internetskoj stranici APN-a, javni poziv za dostavu ponuda zainteresiranih kreditnih institucija vezanih uz visinu kamatnih stopa, što je ujedno i prvi korak prema raspisu novog javnog poziva za građane, trebao bi biti objavljen 15. veljače.
Po objavi tog javnog poziva teče rok od osam dana unutar kojih banke trebaju dostaviti svoju ponudu.
Istekom tog roka, kreće obrada pristiglih ponuda te naposljetku sklapanje ugovora o poslovnoj suradnji s odabranim kreditnim institucijama, a 3. ožujka bi na mrežnim stranicama Ministarstva prostornog uređenja, graditeljstva i državne imovine i APN-a trebao biti i objavljen popis odabranih banaka.
Predviđeno je da će 8. ožujka biti objavljen oglas za subvencioniranje stambenih kredita u Narodnim novinama, a od tada će i građani moći bankama podnositi svoje zahtjeve za kredite.
U objavljenom hodogramu 20. ožujka je naveden kao datum kada će banke u ime svojih klijenata početi s predajom zahtjeva za subvencije APN-u.
Za ovu godinu će se izdvojiti oko 70 milijuna kuna
Javni poziv za građane biti će otvoren oko mjesec dana, odnosno do utroška osiguranih državnih sredstava, a procjenjuje se da će za ovu godinu biti potrebno izdvojiti oko 9,3 milijuna eura ili 70 milijuna kuna, što odgovara broju od oko 5.800 zahtjeva.
Iz APN-a su podsjetili da mjeru mogu koristiti svi građani Republike Hrvatske koji su mlađi od 45 godina i koji u svom vlasništvu nemaju stan ili kuću, a ispunjavaju uvjete banke za dobivanje stambenog kredita.
Subvencioniranje kredita odobrava se za kupnju stana ili kuće, odnosno gradnju kuće do najviše 1.500 eura po metru kvadratnom odnosno do najvišeg iznosa kredita od 100 tisuća eura u kunskoj protuvrijednosti, pri čemu rok otplate kredita ne smije biti kraći od 15 godina.
Subvencija države dodjeljuje se za prvih pet godina otplate kredita, uz mogućnost produženja od dvije godine za svako živorođeno, odnosno usvojeno dijete u razdoblju subvencioniranja kredita.
Produženje subvencija za dodatnu godinu po svakom djetetu omogućeno je i za obitelji koje već imaju djecu u trenutku podnošenja zahtjeva, kao i u slučaju da je podnositelj zahtjeva ili član njegova obiteljskog domaćinstva utvrđenog invaliditeta većeg od 50 posto tjelesnog oštećenja.
Visina subvencije ovisi o indeksu razvijenosti mjesta na kojem se nekretnina kupuje, odnosno gradi, te se kreće od 30 do 51 posto iznosa rate kredita.
APN je od 2017. proveo već sedam natječaja za stambene subvencije, pri čemu je dosad odobreno gotovo 27.700 subvencija.
Inače, Zakonom o subvencioniranju stambenih kredita utvrđen je rok do 31. prosinca 2023. godine u kojem APN može objavljivati javne pozive za subvencije, a hoće li doći do novih izmjena zakona i hoće li se mjera subvencioniranja nastaviti i u idućim godinama, još nije poznato.
