Kako se bliži kraj turističke sezone, kreće lov na najam stanova preko zime. U Dubrovniku je zbog turizma mala ponuda za dugoročni najam, rijetki su oni koji nude nekretninu na godinu ili dvije. To su uglavnom veliki stanovi starije gradnje, dok je potražnja veća za manjim stambenim jedinicama. Podstanarstvo se danas najčešće sklapa preko društvenih mreža i mrežnih oglasnika, a cijene se kreću od 220 do tisuću eura, ovisno o lokaciji, površini stana i opremljenosti.

- Među iznajmljivačima je malo onih koji se nakon sezone, od 1. listopada do 1. lipnja, odlučuju dati apartman u najam studentima ili radnicima. Takvih je možda oko pet posto. Većina svoje apartmane ostavi otvorene čitavu godinu, uleti i koja rezervacija do iduće sezone – kaže Nino Dubretić, predsjednik Strukovne grupe iznajmljivača pri HGK-Županijskoj komori Dubrovnik.

Apartmani su u rujnu još uvijek poprilično dobro popunjeni pa se oglašavanje tog manjeg dijela iznajmljivača za najam preko zime očekuje od sredine mjeseca. Trenutačno se nude dvosobni stanovi u Lapadu u prosjeku za oko 600 do 700 eura, 45 četvornih metara u Peytonu za 500 eura, 25 kvadrata u povijesnoj jezgri za 230 eura, nudili su se veliki stan od 90 kvadrata na Gornjem konalu za 460 eura, studio apartman na Gorici za 350 eura, stan u Zlatnom potoku za 850 ili na Batali za 800 eura, itd. U cijene nisu uključene režije, svi strepe od računa za električnu energiju ove zime. U ponudi su se nalazile i male garsonijerice od svega 10 ili 15 četvornih metara za 1.500 ili 1.650 kuna, ali zato ovi ‘kapitalci‘ imaju osigurano parklirališno mjesto, što je za Dubrovnik rijetkost.

Zbog takvih cijena, mnogi traže stan u Župi dubrovačkoj ili Konavlima, a među dubrovačke oglase se ‘provuku‘ i nekretnine na Ivanici, pograničnom mjestu u BiH. Tamo se nudi smještaj za 1920 kuna mjesečno.

- Najam stanova u Dubrovniku, osobito preko agenata, gotovo ne postoji. Većina stanova u privatnom vlasništvu nudi se u turističke svrhe tijekom ljeta, jer se ljudima to više isplati. Ako su te nekretnine bolje uređene, ljudima je isplativije da to zimi bude prazno nego plaćati popravke stana kojeg daju studentima za 200, 300 ili 400 eura mjesečno. Doslovce na prste jedne ruke možete prebrojiti stanove koji se podstanarima nude čitavu godinu. Znalo nam se dogoditi da se preko agencije nude izuzetno kvalitetni i relativno skupi stanovi koje ne unajmljuje naš narod nego direktori raznih stranih kompanija i ostali koji mogu priuštiti najam od dvije tisuće eura mjesečno, ali to je zanemarivo – kaže Frano Bezić, agent za posredovanje u prometu nekretnina.

Bezić ističe kako je najam stanova u Hrvatskoj loše reguliran.

- Iznajmljuje se sve, od garaže do stanova od 10 tisuća eura mjesečno. To je nešto što samo država može regulirati, ali ovdje ima dovoljno zarade i poreza od turizma pa im nije toliko važno reguliranje tog pitanja – komentira sugovornik.

Većina vlasnika stanova javno ne postavlja uvjete. Sporadično se pojavi oglas u kojem se spominje zabrana pušenja ili držanja kućnih ljubimaca u stanu. U ponudi je smještaj za ‘jednu ili dvije ozbiljne i uredne djevojke‘, s naglaskom da je poželjno da to budu studentice, dok drugi primaju samo muškarce, radnike i samce. Poruka je jasna.

Kako se bliži kraj turističke sezone, kreće lov na najam stanova preko zime. U Dubrovniku je zbog turizma mala ponuda za dugoročni najam, rijetki su oni koji nude nekretninu na godinu ili dvije. To su uglavnom veliki stanovi starije gradnje, dok je potražnja veća za manjim stambenim jedinicama. Podstanarstvo se danas najčešće sklapa preko društvenih mreža i mrežnih oglasnika, a cijene se kreću od 220 do tisuću eura, ovisno o lokaciji, površini stana i opremljenosti.

- Među iznajmljivačima je malo onih koji se nakon sezone, od 1. listopada do 1. lipnja, odlučuju dati apartman u najam studentima ili radnicima. Takvih je možda oko pet posto. Većina svoje apartmane ostavi otvorene čitavu godinu, uleti i koja rezervacija do iduće sezone – kaže Nino Dubretić, predsjednik Strukovne grupe iznajmljivača pri HGK-Županijskoj komori Dubrovnik.

Apartmani su u rujnu još uvijek poprilično dobro popunjeni pa se oglašavanje tog manjeg dijela iznajmljivača za najam preko zime očekuje od sredine mjeseca. Trenutačno se nude dvosobni stanovi u Lapadu u prosjeku za oko 600 do 700 eura, 45 četvornih metara u Peytonu za 500 eura, 25 kvadrata u povijesnoj jezgri za 230 eura, nudili su se veliki stan od 90 kvadrata na Gornjem konalu za 460 eura, studio apartman na Gorici za 350 eura, stan u Zlatnom potoku za 850 ili na Batali za 800 eura, itd. U cijene nisu uključene režije, svi strepe od računa za električnu energiju ove zime. U ponudi su se nalazile i male garsonijerice od svega 10 ili 15 četvornih metara za 1.500 ili 1.650 kuna, ali zato ovi ‘kapitalci‘ imaju osigurano parklirališno mjesto, što je za Dubrovnik rijetkost.

Zbog takvih cijena, mnogi traže stan u Župi dubrovačkoj ili Konavlima, a među dubrovačke oglase se ‘provuku‘ i nekretnine na Ivanici, pograničnom mjestu u BiH. Tamo se nudi smještaj za 1920 kuna mjesečno.

- Najam stanova u Dubrovniku, osobito preko agenata, gotovo ne postoji. Većina stanova u privatnom vlasništvu nudi se u turističke svrhe tijekom ljeta, jer se ljudima to više isplati. Ako su te nekretnine bolje uređene, ljudima je isplativije da to zimi bude prazno nego plaćati popravke stana kojeg daju studentima za 200, 300 ili 400 eura mjesečno. Doslovce na prste jedne ruke možete prebrojiti stanove koji se podstanarima nude čitavu godinu. Znalo nam se dogoditi da se preko agencije nude izuzetno kvalitetni i relativno skupi stanovi koje ne unajmljuje naš narod nego direktori raznih stranih kompanija i ostali koji mogu priuštiti najam od dvije tisuće eura mjesečno, ali to je zanemarivo – kaže Frano Bezić, agent za posredovanje u prometu nekretnina.

Bezić ističe kako je najam stanova u Hrvatskoj loše reguliran.

- Iznajmljuje se sve, od garaže do stanova od 10 tisuća eura mjesečno. To je nešto što samo država može regulirati, ali ovdje ima dovoljno zarade i poreza od turizma pa im nije toliko važno reguliranje tog pitanja – komentira sugovornik.

Većina vlasnika stanova javno ne postavlja uvjete. Sporadično se pojavi oglas u kojem se spominje zabrana pušenja ili držanja kućnih ljubimaca u stanu. U ponudi je smještaj za ‘jednu ili dvije ozbiljne i uredne djevojke‘, s naglaskom da je poželjno da to budu studentice, dok drugi primaju samo muškarce, radnike i samce. Poruka je jasna.

Kako se bliži kraj turističke sezone, kreće lov na najam stanova preko zime. U Dubrovniku je zbog turizma mala ponuda za dugoročni najam, rijetki su oni koji nude nekretninu na godinu ili dvije. To su uglavnom veliki stanovi starije gradnje, dok je potražnja veća za manjim stambenim jedinicama. Podstanarstvo se danas najčešće sklapa preko društvenih mreža i mrežnih oglasnika, a cijene se kreću od 220 do tisuću eura, ovisno o lokaciji, površini stana i opremljenosti.

- Među iznajmljivačima je malo onih koji se nakon sezone, od 1. listopada do 1. lipnja, odlučuju dati apartman u najam studentima ili radnicima. Takvih je možda oko pet posto. Većina svoje apartmane ostavi otvorene čitavu godinu, uleti i koja rezervacija do iduće sezone – kaže Nino Dubretić, predsjednik Strukovne grupe iznajmljivača pri HGK-Županijskoj komori Dubrovnik.

Apartmani su u rujnu još uvijek poprilično dobro popunjeni pa se oglašavanje tog manjeg dijela iznajmljivača za najam preko zime očekuje od sredine mjeseca. Trenutačno se nude dvosobni stanovi u Lapadu u prosjeku za oko 600 do 700 eura, 45 četvornih metara u Peytonu za 500 eura, 25 kvadrata u povijesnoj jezgri za 230 eura, nudili su se veliki stan od 90 kvadrata na Gornjem konalu za 460 eura, studio apartman na Gorici za 350 eura, stan u Zlatnom potoku za 850 ili na Batali za 800 eura, itd. U cijene nisu uključene režije, svi strepe od računa za električnu energiju ove zime. U ponudi su se nalazile i male garsonijerice od svega 10 ili 15 četvornih metara za 1.500 ili 1.650 kuna, ali zato ovi ‘kapitalci‘ imaju osigurano parklirališno mjesto, što je za Dubrovnik rijetkost.

Zbog takvih cijena, mnogi traže stan u Župi dubrovačkoj ili Konavlima, a među dubrovačke oglase se ‘provuku‘ i nekretnine na Ivanici, pograničnom mjestu u BiH. Tamo se nudi smještaj za 1920 kuna mjesečno.

- Najam stanova u Dubrovniku, osobito preko agenata, gotovo ne postoji. Većina stanova u privatnom vlasništvu nudi se u turističke svrhe tijekom ljeta, jer se ljudima to više isplati. Ako su te nekretnine bolje uređene, ljudima je isplativije da to zimi bude prazno nego plaćati popravke stana kojeg daju studentima za 200, 300 ili 400 eura mjesečno.
